Schematic Design

Design Development

Once the overall design direction is established, we refine the architectural concept and develop its technical and aesthetic components.

During this phase, we study materials, building systems, architectural details, and interior and exterior finishes. We coordinate with structural, mechanical, electrical, plumbing, and other consultants as required to integrate the various elements of the project into a coordinated design.

Our goal is to translate the approved concept into a well-developed architectural solution that supports accurate pricing and the preparation of construction documents.

Construction Documents

We prepare detailed architectural drawings and specifications that communicate the design intent and provide the technical information necessary for permitting, bidding, and construction.

Our construction documents address building code requirements, dimensions, materials, assemblies, and architectural details. We coordinate the architectural drawings with engineering and specialty consultant documents to develop a comprehensive and consistent set.

Permitting, Plan Check & Agency Approvals

Navigating building regulations and approval processes can be one of the most challenging aspects of a project. With extensive experience working with jurisdictions throughout Los Angeles and Southern California, we help clients navigate the permitting process efficiently.

Our services may include coordinating submissions, responding to plan-check comments, preparing revisions, and communicating with agencies such as Building and Safety, City Planning, Public Works, Sanitation, Engineering, Transportation, Public Health, and historic preservation authorities.

Bidding & Construction Cost Coordination

When appropriate, we collaborate with contractors and consultants to evaluate alternative materials, construction methods, and value-engineering opportunities while preserving the project's design intent and functional objectives.

Construction Administration

Our involvement can continue beyond design and permitting to help ensure that the project is built in accordance with the architectural intent and construction documents.

During construction, we conduct periodic site observations, respond to Requests for Information (RFIs), review relevant shop drawings and material submittals, and coordinate with contractors and consultants to address questions and unforeseen conditions.

Renovations and additions often reveal existing conditions that cannot be fully anticipated during design. Our experience with complex projects allows us to respond thoughtfully and efficiently, helping maintain construction progress while protecting the integrity of the design.
