It encompasses managing various facets like cost, schedule, quality, scope, safety, and function, ensuring the project aligns with the owner's vision and expectations.

• Schematic Design:

  We explore several option until we find the perfect design for the project locations and needs. The schematic design phase in architecture is a highly collaborative effort where the architect, client, and other stakeholders work together to define the basic form, function, and overall concept of a building project. This phase involves generating and refining multiple design schemes, often through a back-and-forth process of presenting ideas and soliciting feedback. We provide several design options for discussion and we revise the design as desired to make sure the client’s vision is represented.

• Design Development:

  The Design Development phase in architecture is where the project's design is refined and detailed after the schematic design phase. It involves deeper collaboration between architects, engineers, and clients, leading to more precise materials, structural details, and integrated building systems. This phase is crucial for creating detailed design documents that can be used for cost estimates, early building permit applications, and a more accurate understanding of the project. 

• Construction Documents:

  Time to draw it all up and create a detailed construction drawings set ready for bidding. We also combine drawings from all team maneuvers to make sure we have one complete set of drawings. The Construction Documents (CD) phase in architecture is a crucial stage where finalized drawings and specifications are created, providing a blueprint for construction and enabling the project to move forward

• Plan Check Review Process, Expediting and City Departments Approvals:

  Navigate through the different regulatory agencies can be challenging. Leave it up to us, we have many years of experience working with Building and Safety, Public Work, Sanitation, Bureau of Engineers, Department of Transportation, Planning Department, Health Department, Forestry, HPOZ (Historic Preservation Overlay Zone), etc…

• Bidding & Cost Estimating Process:

  Bidding a project correctly is half the battle during construction. We help our clients find the right contractor for their project and make sure that the construction bid includes every item that needs to be part of the design. The general contractor wants to know exactly what needs to be built so we all win at the end.

• Construction Administration:

  Once we start construction it is important to visit the site regularly and maintain a very good communication with the general contractor always discussing what to anticipate a couple weeks ahead and be ready for the next steps. During remodels or alterations to existing building there could be concealed conditions that need to be addressed right away to stay in track with the schedule. Responding to RFI (Requests for Information) product and samples submittals in a timely manner will allow the contractor to keep moving and avoid delays.

• Interior Design & Finishes:

  Meaningful interior design makes the difference between We like a having a close collaboration between the client and the interior design, At the end of the day, that is what will be enjoyed the most when being in the space. We select materials and finishes that reflect the clients intent for the space and transmit the desire feel for the use.
